Our privacy policy

This Privacy Policy describes how your personal information is collected, used, and shared when you visit this website (the "Site") or use it to book a tour, contact the leasing office, or begin an application for Aria at Idlewild, located at 15120 Idlewild Road, Matthews, North Carolina 28104 ("we," "us," or "our").

Information you give us

When you book a tour or contact us through the Site, we collect the information you provide: your name, email address, phone number, planned move-in date, and your home preferences (such as bedroom count or a specific unit). If you call the leasing office, we collect the information you share on the call.

Information collected automatically

When you visit the Site, our hosting provider automatically logs standard technical information about your device, including your IP address, browser type, time zone, the pages you view, and the website or search terms that referred you. This log data is used for security, fraud screening, and keeping the Site working, and is not combined with your leasing profile.

The Site stores a small identifier in your browser's local storage when you use the tour scheduler, so our scheduling provider can recognize your booking session if you return. We do not use advertising cookies, tracking pixels, or web beacons on this Site, and we do not sell your personal information. If we add analytics or marketing tools in the future, we will update this policy first.

Service providers we share information with

We use a small number of vendors to run the Site and the leasing process. They receive only what they need to do their job:

• Knock CRM (Knock, Inc., a RealPage company) powers our tour scheduling. When you book a tour, your contact information, requested time, and preferences are sent to Knock and stored in our leasing system. See Knock's privacy policy.
• RealPage powers online availability and applications. If you start an application, the information you enter is collected by RealPage on our behalf under RealPage's privacy policy.
• Google Fonts serves the typefaces on the Site; your browser sends Google a standard font request, which includes your IP address. See Google's privacy policy.
• Content delivery and map services — the neighborhood map loads its software from the unpkg content-delivery network and its map imagery from OpenFreeMap, each of which receives your IP address as part of serving those files.
• Our website host serves the Site's pages and keeps the standard access logs described above.

The Site also links out to services we don't control — the resident portal, Google Maps directions, Instagram, and Facebook. Once you follow those links, the destination's own privacy policy applies.

How we use your information

• To schedule, confirm, and follow up on tours you request;
• To respond when you contact us and to process applications you begin;
• To screen for potential risk and fraud (in particular, your IP address) and to keep the Site secure and working;
• To comply with applicable laws and regulations, and to respond to a subpoena, search warrant, or other lawful request for information we receive.

Text messages and calls

If you give us your phone number when booking a tour and agree to be contacted, we and our leasing vendors may call or text you about your tour, your application, and our community, including by automated means. Consent to receive texts is not a condition of touring, applying, or leasing. Message frequency varies and message and data rates may apply. You can opt out of texts at any time by replying STOP, or call us at 980 577 0927 and we will remove your number.

Sharing your personal information

Beyond the service providers above, we share personal information only with the property's ownership and management affiliates, when required to comply with law or lawful process, and, if the property is ever sold or the management company changes, with the successor as part of that transaction. We do not sell or rent your personal information to third parties.

Your rights

Depending on where you live, you may have the right to know what personal information we hold about you, to ask that it be corrected, updated, or deleted, and to opt out of certain uses. We will never treat you differently for exercising a privacy right.

Because the Site does not use advertising cookies or sell personal information, there is currently nothing to opt out of under state "do not sell or share" laws — but you may still ask us to delete the information you submitted through a tour or contact request.

Do Not Track and Global Privacy Control

The Site does not track your activity across other websites, so browser Do Not Track and Global Privacy Control signals do not change how it behaves — there is no cross-site tracking to switch off.

Data retention

Tour and contact information you submit is kept in our leasing system for as long as we have a business need — typically through your leasing decision and any period required by fair-housing recordkeeping laws — and is then deleted or archived per our vendors' retention schedules. You can request deletion sooner using the contact details above.

Minors

The Site is not intended for individuals under the age of 16, and we do not knowingly collect personal information from them. If you believe a minor has submitted information through the Site, contact us and we will delete it.

Changes

We may update this privacy policy from time to time to reflect changes to our practices or for legal and regulatory reasons. The effective date at the top of this page shows when it was last revised.
